About Us

The Pruneyard Shopping Center is a sprawling 250,000 square foot lifestyle shopping center located within a mixed use development in the City of Campbell, California. The Shopping Center features a movie theater, Trader Joe's, over 15 eating establishments and 35 retail, service and entertainment businesses. The Pruneyard is located at the intersection of Campbell and Bascom Avenues, just east of State Route 17. In addition to the shopping center The Pruneyard features three office towers totaling over 366,021 square feet and the recently renovated, Tuscan inspired, boutique style, Pruneyard Plaza Hotel.

Our History
The land on which The Pruneyard Shopping Center and Office Buildings exists today was originally an orchard of pears and prunes known as Brynteson Ranch. In the late 1960's, developer Fred Sahadi purchased the land from the Brynteson family with grand plans to develop the land into a 34 acre mixed use property. Approval for the development was obtained from the City of Campbell in 1968 and in December of 1969, the first tenant, United Artists movie theatre, opened its doors.

The shopping center was designed to create an environment that enticed people to want to spend their day strolling through the property, shopping, and dining.

In the early 1990's The Pruneyard was purchased by San Mateo based William Wilson and Associates. During their ownership tenure, William Wilson renovated the shopping center to generate more traffic flow by cutting through the middle, creating what we now know as Main Street, allowing visitors to enter the shopping center off Bascom Avenue and travel straight through to the office buildings.

Equity Office purchased The Pruneyard in 1999 and still retains the ownership today. Since taking over in 1999, Equity Office has made many improvements to the Pruneyard to preserve the shopping center, including a complete landscape renovation with the addition of 16 fountains and new courtyard seating areas, repainting the exterior with vibrant colors that compliment the original architectural design, and creating a new found synergy with the restaurants and retail merchants.
